Every rug is washed by hand, off site — not cleaned in place with a wand over your terrazzo, and never run through a machine that treats silk like a doormat.
Wall-to-wall carpet is stretched and tacked over a pad. It has a backing that seals it, it drains downward into that pad, and it tolerates a fairly aggressive approach. An area rug is the opposite: open on both faces, sitting directly on your floor, often held together by hand-tied knots on a cotton warp that is more than a century old.
When someone cleans a rug in place with a hot-water wand, three things happen. Soil at the base of the pile gets pushed deeper rather than lifted out. Water goes into the foundation with nowhere to go. And the fine sand that came in from the beach — which is the single biggest thing in most rugs on this coast by weight — gets wet in situ, which turns a loose powder into something closer to a paste and locks it in against the knots for good.
Off-site washing exists to avoid all of that. The rug leaves the house, gets its dry sand and grit removed before any water is introduced, is washed and rinsed until the water runs clear, and is dried flat in moving air. Then it comes back.
Six stages, in this order, every time. Skipping any of them is how rugs get damaged.
The rug is opened flat and examined front and back. We identify fibre and construction, log existing damage and previous repairs, and swab each colour to see whether the dyes will hold — which on a rug bought secondhand matters twice over, because an applied colour wash or a touched-in worn patch shows up here and nowhere else.
Before water, the sand comes out. A rug from a house near any of the keys is carrying a serious load of very fine quartz down at the foundation. Compressed-air dusting and controlled beating shake it loose — the single most important step for how long a rug lasts, and the one an in-home clean cannot do at all.
Spots, pet accidents, lotion and sunscreen deposits, and the alkaline detergent rings left by earlier home attempts are treated individually with chemistry matched to the fibre, then given dwell time. Wool and silk get a neutral pH; synthetics can take something stronger.
The rug is submerged and washed by hand with soft brushes worked in the direction of the pile, so suspended soil floats free instead of being ground in. Immersion is also the only thing that flushes old detergent residue out of a foundation. Delicate, unstable-dye and viscose rugs get a low-moisture method instead.
Flushing continues until the water runs clear, because leftover detergent is a magnet for new soil. Water is then pulled out mechanically and the rug dries flat under moving filtered air — not in the sun, which fades dye and hardens wool.
Pile is groomed back into direction, fringe is cleaned and straightened, and the rug is inspected against the intake notes. Anything unresolved is flagged before it is wrapped for delivery.

The sand on Siesta is close to pure quartz with very little shell in it, and it is unusually fine — which is why it is white, why it stays cool, and why it gets into rugs the way nothing else does. It does not sit on the pile, it pours through it, packing down against the foundation until a rug that looks clean is carrying pounds of the stuff. It also arrives on towels, bags, hair and dogs rather than only on shoes, so a shoes-off rule does very little. It comes out dry, with air and controlled beating, before any water is introduced.
A let unit puts a rug through a season of people who do not own it. Sunscreen and lotion absorb into wool and oxidise to a yellow-brown that is not soil and will not vacuum out. Then somebody attacks the mark with a general-purpose spray or an oxygen bleach, which strips dye out of a protein fibre and leaves an unrinsed alkaline ring that pulls grit to that spot all year. Both come out, in that order — residue flush first, then the oils, then the wash.
Urine salts stay in the foundation and pull moisture back out of the air every time the humidity climbs, which on this coast is most of the year. They also burn dye if they are left. The contamination is flushed out entirely, and discolouration is corrected where the dye underneath survived. Pet-friendly rental properties see this far more often than owners expect, and usually on a rug the owner has not seen since November.

Dye testing and fibre identification happen before water. Neutral chemistry on wool and silk, stronger treatment only where it is safe.
