The Bradenton River District problem
Century-old masonry is the local variable. Buildings put up in the 1920s went up without the moisture break a modern wall has, so a solid brick or block wall in contact with the ground wicks water upward and releases it into the room along the base of that wall, quietly, all year. A rug laid tight to the wall in a ground-floor unit takes that up along one edge and nowhere else, which is why the damage here has such a recognisable shape: a band of damp down one long side, dark on the back well before anything shows on the face, the foundation in that band weaker than the rest of the rug and often already discoloured, and the other three sides completely sound. Everybody reads it as a spill. It is not a spill, and it will come back, because the wall has not changed. The rug can be washed, the weakened foundation rebuilt, and then it needs to live a few inches off the wall with air able to move behind it and underneath it.
