What Bird Key is built from
Roughly five hundred houses on one island between downtown and St. Armands, dredged and filled by the Arvida Corporation from 1959 and laid out along a spine of canals with sailboat water. A good share of the original single-storey Florida ranch houses survive alongside later rebuilds, and terrazzo is still the floor in a great many of them.

The Bird Key problem
Terrazzo is the local complication, and it is not the floor that does the damage — it is what people put under the rug to stop it sliding on it. Polished stone chip in cement is dead flat, extremely hard and completely non-porous, so a rug will not stay put, and almost every rug here is therefore sitting on a pad. The cheap ones are PVC foam or a plastic mesh with a tacky coating, and in a Florida room they do not stay stable: the plasticiser migrates, the coating softens through the summer, and it eventually welds itself to the back of the rug. What arrives is a rug with a yellow-brown film across the foundation and, in the worse cases, shreds of pad still adhering. That film is not soil and it does not come out the way soil does — it has to be broken down chemically, and the yellowing does not always leave with it. It transfers onto the terrazzo as well, which is usually how somebody finally notices. The answer is a pad made of woven or needled fibre rather than plastic film, and lifting the rug once or twice a year so both faces get air.
