What Palmer Ranch is built from
Roughly ten thousand acres across south Sarasota, planned from the 1980s on land that came down through the Palmer family and built village by village since: gated communities, golf villas, courtyard homes and mid-1990s single-family neighbourhoods, with Oscar Scherer and the Legacy Trail along the edges.
Overwhelmingly retired and largely year-round, with two-person households in four-bedroom houses. Guest rooms, formal dining rooms and studies get used a few weeks a year, and the rugs in them get walked on about as often.
The Palmer Ranch problem
Under-use is the hazard here, and the specific find is carpet beetles rather than anything anyone expects. Clothes moths get all the attention, but dermestid beetles are the more common wool problem in Florida houses: the adults fly, they come in through a screen or arrive on cut flowers, they lay in the lint and dust that collects in the still parts of a room, and it is the larvae that eat wool. Under a bed, along the edge of a rug behind a bedskirt, beneath a chest that has not been moved since the house was furnished. The damage runs as a grazed, thinning band precisely where nobody looks, and because the rug is never walked on there is no wear pattern to draw attention to it. What people usually notice first is not a hole but the shed larval skins — small hollow husks, shaped like the larva itself — in the dust along a baseboard. If a guest-room rug has not been turned over since the house was furnished, that is the one to look at first.
